Charges
The banks pre-existing charges can be setup through the settings screen by clicking Settings > Charges then clicking Create a New Charge.
Once you get the form screen pop-up, simply add the information required around the bank charge in question.
Banclo allows you to select which charges can be waived and overridden by your mortgage agent.
Charge Types
Banclo currently supports two types of charges:
FIXED based charges - These charges are a fixed amount set by the bank (e.g., €500 processing fee).
PERCENT based charges - The percentage is applied on the loan principal. A maximum capping can be applied to a percentage based charge; if the calculated percentage amount exceeds the maximum capping, then the max capping is the charge applied.
Charge Time Types
Charges can be classified by when they are applied:
Disbursement Charges (One-time)
These charges are applied once at the time of loan disbursement. Examples:
- Processing fees
- Legal and professional fees
- Appraisal fees
- Setup fees
To create a disbursement charge, select DISBURSEMENT in the "Charge Time Type" field.
Periodic Charges (Recurring)
These charges are applied regularly during the loan tenure. When creating a periodic charge, you must specify:
- Period Type: YEAR or MONTH
- Frequency: The interval or recurrence pattern
Understanding Period Type and Frequency
The meaning of Frequency depends on the Period Type:
Period Type = MONTH (Frequency = how many months in the cycle)
- Frequency 1 → charged every month (monthly)
- Frequency 2 → charged every 2 months (semi-annually, if thinking yearly)
- Frequency 3 → charged every 3 months (quarterly)
- Frequency 4 → charged every 4 months
- Frequency 6 → charged every 6 months (semi-annually)
- Frequency 12 → charged every 12 months (annually)
Period Type = YEAR (Frequency = how many years between charges)
- Frequency 1 → charged every year (annually)
- Frequency 2 → charged every 2 years
- Frequency 5 → charged every 5 years

To create a periodic charge:
- Select PERIODIC in the "Charge Time Type" field
- Select the Period Type:
- Choose MONTH if the charge repeats within a year or monthly cycles
- Choose YEAR if the charge repeats on a multi-year basis
- Enter the Frequency:
- For MONTH: Enter the number of months between charges (1=monthly, 3=quarterly, 6=semi-annually)
- For YEAR: Enter the number of years between charges (1=annually, 2=every two years)
Document Descriptions
For ESIS (European Standardized Information Sheet) document generation, you can add a detailed Document Description to each charge. This is separate from the short internal description and supports template variables for dynamic content.
Using Template Variables
Document descriptions support template variables that are automatically replaced with actual values when generating documents. This allows you to create reusable charge templates that adapt to each loan.
Example:
A commitment fee of {{charge.amount}} per annum, calculated daily on the
